How Water Destroys Ohio Chimneys
Brick and mortar are porous materials. During rain, they absorb water like a sponge. In Northeast Ohio, temperatures cycle above and below freezing dozens of times each winter. Every freeze event expands the water inside the masonry by about 9%, creating internal pressure that cracks mortar joints and pops brick faces.
You can often see the evidence: white staining (efflorescence) on the brick surface means water is migrating through the masonry and depositing mineral salts as it evaporates. Spalled brick faces — where the front surface has popped off — are a direct result of freeze-thaw cycles.
Left untreated, water damage accelerates each year. What starts as surface absorption becomes deep structural damage that requires expensive masonry rebuilds.
Breathable vs. Film-Forming Sealants
Not all waterproofing products are safe for chimneys. Film-forming sealants create a solid barrier on the brick surface. While they keep rain out, they also trap moisture that is already inside the masonry. That trapped moisture freezes and causes the same damage you were trying to prevent — sometimes worse, because now the water has no way to escape.
We use breathable vapor-permeable sealants designed specifically for masonry chimneys. These products block liquid water molecules (which are large) while allowing water vapor molecules (which are smaller) to pass through. Rain stays out, but existing moisture can still dry.
When to Waterproof
Waterproofing should always be done after masonry repairs, not before. If your chimney needs tuckpointing, crown repair, or brick replacement, do those repairs first and allow new mortar to cure for at least 7 days. Then apply waterproofing to the fully repaired surface.
Application requires dry weather and temperatures above 40 degrees. We typically schedule waterproofing in spring or fall when conditions are ideal. Plan on reapplication every 5-7 years to maintain protection through Ohio's demanding climate.
