Most chimney damage is progressive. A small crack in the mortar this summer becomes a crumbling joint after one Ohio winter. A hairline crown fracture becomes a pathway for gallons of water once the snow and ice arrive. The difference between a $300 repair and a $5,000 rebuild is often just one season of neglect. Here are the seven warning signs every Northeast Ohio homeowner should check before the first freeze.
1. Crumbling or Missing Mortar Joints
Mortar joints are the lines of cement between your chimney bricks. They are designed to be softer than the brick itself so they absorb stress and movement — but that also makes them the first thing to fail. If you can see recessed, cracked, or missing mortar from the ground, the damage is already advanced.
Why it matters: Open mortar joints let water directly into the chimney wall. Once inside, freeze-thaw cycles crack the mortar further and can begin damaging the bricks themselves. What starts as a few bad joints can spread across the entire chimney in two or three winters.
